When I first moved here in June 2018, I absolutely despised it because of all of the issues I was having, BUT it has gotten better and the staff is friendly! I wasn't going to renew my lease once it was up, but the potheads on my floor finally moved, so I'm staying put for another year. Quiet neighbors, maintenance team is awesome and the building is pet friendly! Walking (if you like) and driving distance to various tasty restaurants, if you like different foods as much as I do! Lol.

Maintenance has stepped up their game an so has the new managers. Alot of promised upgrades to the building so I'm looking forward to seeing them. Great place to live would give a 5 star but the pot heads have the building smelling like weed

Nice staff, cool vibe, funky building. Gated parking. Needs a few minor renovations.

My wife and I moved in here while our house was being renovated. Elizabeth and Philip (the managers) were very accommodating and worked with us for a short term lease. The apartment was nice and the management and maintenance staff are all very friendly and efficient. We've only had one issue that was fixed promptly. The only issue I would point to are the elevators and those are being upgraded later this year.

It is an OK place to live for the most part. It is about half a century old. I will give you the pros and the cons below.
Pros:
1. New Amazon Hub lockers allow you to pick up packages 24/7
2. Balconies are spacious (but no power outlets)
3. Location is desirable
4. Friendly staff
5. Decent rent rates
6. Outdoor pool area
7. Usually quiet
8. Instant hot water in your bath/shower
9. Full kitchen with dishwasher
10. Units have a lot of storage space
11. Large windows to let in natural light
12. Trash chute in the hallways
13. Vintage appliances, but they work fine
14. A lot of lighting fixtures in the units
15. Tall ceilings
16. You will rarely find any bugs in your unit. They have regular pest control.
Cons:
1. Gated upper level parking is very limited, garaged is $40/month.
2. The upper level gated parking lot is in very poor shape (loose rocks everywhere) and the painted parking lines are faded, which causes people to accidentally take 2 of the already scarce spots.
3. Building is either A/C only or heat only during the year. Not ideal for the bipolar Memphis weather.
4. Outdoor building lighting shines into your bedroom window at night no matter which unit you have. You may want to invest in black-out curtains.
5. No laundry machines allowed in the units. (Not something I can really fault mgmt for. This place is 50 years old)
6. Community laundry center is old and relatively expensive. You must buy one of their laundry cards and then load money onto it to use the washing machines and dryers. As a side note, your clothes will come out smelling very strange no matter how much detergent you use.
7. Fitness center closed until further notice (despite them continuing to advertise it on their listings).
8. Elevators often take a while to get to you. It's a 12 floor building (including basement). There are two elevators and one is often out of service.
9. There is an additional fee to pay rent online with debit card.
10. Hallways have carpets with many stains that make my guests think I live in the projects of Memphis.
11. From time to time there is a moderate to strong weed odor that is disgusting.
*update* I believe some of the issues are now being taken care of.
1. Management/Security is becoming more diligent on flagging and towing unauthorized vehicles.
2. Allegedly there will be new elevators and renovations to the basement in the near future.
3. Weed odor seems to be going away. I think the potheads are either moving out or getting disciplined/evicted.
