I just moved out and everything the previous comments mentioned are true. I had the move out inspection and was told everything was great but was then charged over $400 for them to repaint the apartment. They stated it’s just their standard repainting fee and has nothing to do with any damages to the apartment. I didn’t put anything into those walls and the most l would expect was minor touch ups. I tried talking to the leasing office but they said they couldn’t help and said Amanda Mosley is the one I should talk to but she keeps her voicemail full and even if you get to leave a message she doesn’t return them.
I’ve been through so much at Park Towne, my first month there was spent walking around with a Philips head screwdriver just to open my door because it kept fusing to the frame. Then in the beginning of my second month my apartment was completely flooded out and that was by far the worst experience of my life. They knew water was getting into the apartments but they didn’t tell any of the soon to be affected residents, we were woken up by someone who was going for their early morning exercise and honestly I would have lost so much more if he hadn’t knocked on my door. Despite that they still did there best to damage our remaining items by piling everything into the center of apartment not caring what they put on top of each other after promising they wouldn’t do anything to the space until we would be able to collect our things. A flood is an act of god but they made everything so much worse than it had to be and that was the theme of my time there. Location and neighborhood are not worth it if the management is that bad.
P.S. The South and East tower ground floor apartments are the flood risk ones. Also the garage.

Park Towne Place is one of the best apartment communities to live at in Philadelphia. From the location, to the units to the amenities, you cannot go wrong. The price you pay for rent monthly is truly reflected on unit comfortability, location, area, safety and events offered through leasing department. The unit is up to date with technology, appliances and well maintained. Whenever you need to put a maintance request in, Park Towne workers are there within a day-two to full fill your request. The pool, the patio, the dog park, to the great lawn, study rooms, fitness center, movie theater and indoor and outdoor pub makes living so luxury at an affordable price. In addition, the serves offered such as Old Nelsons, Salon and Tailor place and dog park, you never have to leave Park Towne. Everything you need is located on sight. I have been a resident here for over a year now. Waking up and coming home to Park Towne after long days in the city working or exploring is truly relaxing. The best apartment complex that I ever have lived at!

DO NOT WASTE YOUR MONEY. Only reason I gave it 2 stars is because I had a great view. Many more options in the city now that will be more updated with way less hassle I’d imagine. This place is the definition of smoke and mirrors. Leasing office is worthless. Management doesn’t exist. They do not care about their residents once they sign their lease. Go find another option and don’t let the amenities trick you. Could totally see how this place would be beautiful to live in 5-10 years ago, but this place is truly crumbling and it’s obvious. The Flamingo Group should be embarrassed with how this place functions.

I moved in a couple months ago, and my experience has been great. Best part is how dog friendly the complex is. Maintenance is timely and professional. Dog mess in common areas are cleaned promptly. The city view is spectacular. The noise takes some getting used to. Very close to the river and maja park for dog walking . Receiving packages is mediocre, packages only delivered to south tower. Since Ida Flood storage area is a mess and set up in the movie area. The apartment was freshly painted and cleaned when I moved in , they forgot to vacuum before they painted. My window sill dried with the previous tenants hair in it . Overall it’s good. Safe area to get to know Philadelphia and all the wonderful things it has to offer.

I lived at Park Towne for a year.
Pros:
- Nice view, safe neighborhood
- Maintenance was quick and efficient
Cons:
- When I moved out, they charged me FULL PRICE for repainting the whole unit, while the minor spot on the wall (picture attached) only needed touch-up paint. I emailed them back and forth, requesting more evidence to justify repainting the whole unit, but no one from the apartment responded. (it's been a month)
- They charged me $125 for a special clean of the floor (Picture attached) on top of $150 for a cleaning fee for the whole unit
- Only three elevators in East Building, and when one broke, they took a long time to fix it.
- You don't get to adjust the place's temperature (+- 5-degree window), and they get to decide to turn on the heat or AC.
- If you don't renew your lease and want to stay for a few more days, they will charge you month-to-month rent, which is about $4000/ a month, $150 a day for a studio.
****Even though the view and the apartments are nice, I don't think it is worth it to get all the headaches when moving out. They will try every way to get your money. There are a lot of friendly apartments around that area.
****Updated: After reaching out to reputation management (the person replying to comments on Google reviews), the issue was escalated and resolved. They cleared the full studio paint fee. Again the apartment team never responded, and the Customer Care After Move Out Team was not helpful. They could have handled this better.
