We are on the 31st floor and have a great view of both the city and the ocean. The building and parking garage are VERY secure. It is also very private feeling, we haven't heard any noise whatsoever from anyone on either side or above & below us. Overall, it has been a great experience staying at our Airbnb at the Royal Kuhio!

Don't worry too much about the bad reviews as they mostly seem to be for timeshares that you *may* not be using. (We used Lifetime in Hawaii, which was excellent) The building itself is older but well maintained. The only complaint I'd have is that the pool area is pretty neglected... No vegetation other than a few dead or dying palm trees. It could be much nicer with a little effort.

We had a very good experience at the Royal Kuhio. We did an exchange with Vacation International and the condo was very nice, updated and extremely clean. The Royal Kuhio was very nice. Security guard was helpful and very nice. We had no problems with the elevators. The security was tight, which I appreciated because I felt very safe at all times. Thank you Royal Kuhio and Vacation International for a great week.

I’m giving this building 4 stars, I’m basing this on the building. It is not a resort or hotel, it’s basically and apartment building in the heart of Waikiki. Everything in Waikiki is close to this place. It is clean and safe but dated. The elevators are new. The parking garage is clean and safe. There is 24 hour security. There are really no services whatsoever. Our apartment for a week was a studio. There is a room divider that would give some privacy of more than one couple was staying but it would also block access to the bathroom and would isolate the window ac to the living room area. Our room had carpet which really should be replaced. The kitchen and bathroom are really dated but mostly clean and serviceable. You get every other day maid service to empty the trash and make the bed. Give you some new towels. They do not change the sheets. Our room ac leaks condensate continuously. There was a bowl to catch the leak but it Over flowed onto the balcony if not emptied frequently. Overall a great location in the heart of Waikiki with some age spots.

Old condo building. But,some individual residents are carrying out their own renovation in order to self renew their Condo Apartment Unit.
Best location,just 3mins walk to Waikiki beach.
Security is good.
Parking entrance requires a Key fob in order to open the automated gate...driver just have to keep an eye on "No Tailgating" policy in order to prevent "bad guys" from entering this secured car park. I feel very safe,each time I get out of my car after I am done at my reserved Parking Slot.
