The free events kinda justifies some of the high rent last year. However this year there was 0 free events organized.

This place is awful. It is living in a construction zone run by people who care nothing about your privacy or belongings. The renovations are painted and patched up garbage to look modern. The fact that they decided to rent these homes out while attempting this level of construction is beyond reason. Parking is a nightmare as people use their garages for storage and there are often not enough parking places remaining if you come home late in the afternoon. The maintenance crew however does an excellent job and respond quickly to requests. Have stayed in multiple Irvine Company apartments and never had this level of disappointment.

Staff is polite but be aware.. someone at the office will steal packages. I was looking forward to a delivery of steaks (raw meat) and finally got an e-mail from the leasing office stating my package was too big for the parcel boxes and it was being held in the office. I go to pick it up and it’s gone. I was bounced back and forth between Anacapa and Las Palmas offices. In the end I was told Fed-ex must be lying, there’s no package and there’s nothing else they will do. How can Fed-ex be lying if Las Palmas sent me the e-mail stating a package was received? So.. who’s lying? renters... be aware. No more package deliveries. Update- three days of complaining- management finally found my package in an employee area. Picked up my box and took a look. Brown bloody mess of nastiness. $60 steaks for the trash. Employees were polite as ever, still a lack of taking responsibility. Still insist on saying it’s Fed-ex fault for not leaving the box where someone could see it. What a waste of food. Management made no attempt to compensate me or make things right. As for the living conditions - I do not recommend if you have a dog. The management needs access to your home on a monthly basis (fire alarm/water heater/electrical cable checks). Sometimes twice a month. I have a medium size dog which means they want my dog out so they can access the apartment. Very inconvenient. Also- if you’re living in an area under construction, you may randomly see people in lifts zipping by your windows. Yeah.. someone saw me in my underoos.. There are also issues with people zipping around the community in golf carts. They never stop for stop signs and have had several bear collisions with those. And another thing! Lol. If you decide to live in an building to be renovated, even with the compensation for the construction- be advised. Even after the construction was “done” and i was paying rent full price, i couldn’t use my balcony for a full 6 months because they never got around to painting it. It’s a nice area, but i can’t wait to get the heck out.

So far I have only been living here 11 months, I can say that my living experience has been ok. When’s i put in a maintenance request it’s always handled in a timely manner. There has been a few hiccups that is very annoying I get up at 4am for work someone feels the need to rev the engine all times of day and night. I don’t understand why my rent is going up Has high has it is (I rather not sdisclose the amount) and I don’t even have an upgraded apartment when I called and ask why so much of an increase I was told because of all the upgrades to the apartments and the community again I asked why is my rent going up astronomically high? my apartment isn’t upgraded and I’m fine with that. I do feel that people shouldn’t dry clothes on the balcony I’m pretty sure everyone has a washer and dryer in their unit that makes the community look horrible. The tenants with pets need to make sure they pick up all the pet POOP ugh . I have referred a few friends but one has just been approved for a different Irvine community yeah for her.

Worst move out experience. Remember to send a notice 30 days before moving out otherwise would need to pay an extra whole month rent (more than a month), which no one will remind you beforehand.
